The following letter was mailed to Lake Burton Civic Association members
on March 27, 2002 . . .


 

To Members of Lake Burton Civic Association:

 

     This special mailing is to give you information about the pending contract between Tricord Capital, L.L.C. and the Nichols family for the sale of LaPrades Camp and Marina property. On March 17, 2002, the Association Board of Directors met with Mr. Ken Brown, the real estate agent with Century 21/Poss Realty on the pending sale, Mr. James Adams, Managing Director of Tricord, and Mr. Rufus Chambers, another of the Tricord Principals. Mr. Tommy Clinton is also one of the Principals of Tricord. The purpose of the Board's meeting with Tricord was to receive information about the current status of the proposed purchase and Tricord's plans for development of the property.

     Jim Adams and Tommy Clinton are the developers on much of the property on Charlie Mountain, and Jim Adams was one of the developers involved in the development of the Barnsley Gardens Resort in Adairsville, GA. Both are members of Lake Burton Civic Association.

     The contract on the property (consisting of approximately 90 acres, including 14 acres under the lake) is scheduled to close in June or July. It is our understanding that LaPrades Restaurant will continue to serve the same family style meals it has become famous for. Tricord has obtained the zoning it requested from the County in order to conform the commercial portion of the property around the restaurant and marina areas to its historical use and change to vacation cottage zoning for the remainder of the property. Tricord is continuing to study various options for the best use of the property. The Principals of Tricord have assured your Board that it is their intention to develop the property in a quality manner.

     While it is too early in the process to be specific, it is our understanding that the developers intend to continue to run LaPrades Restaurant in the same manner as a public restaurant, and develop a membership Lake Club open to both property owner members and non property owner members. There will be from 100 to 125 single-family residences in various price ranges with the retention of much green space and trails in keeping with the current development around the lake. The Principals of Tricord at present do not intend to develop a conference center or condominium units. The developers also have expressed their intention to upgrade the boat docks and the marina area with new facilities and limited shops. The number of boat slips will remain about the same with the property owners having priority rental.

     While we would all like to keep Lake Burton the way it was when we first came to love it, we realize that the entire North Georgia area is changing and that we will not be able to prevent it from happening. Many of us have been a part of that change in recent years. Lake Burton Civic Association will continue to monitor the developments and keep you informed in future newsletters and communications.
